From Site Start to Practical Completion our average single storey homes take 16 weeks to complete, whilst our average 2 storey homes take 20 weeks. This is subject to a number of conditions.

We’ve compiled a list of conditions that can contribute to the duration of your build:

  • Unforeseen site conditions below ground level such as rock
  • The lay of the land
  • Severity of slope on site
  • Site access
  • Inclement weather
  • Design complexity
  • Inclusions
  • Contract Value
  • Post contract variations
  • Labour availability
  • Public holidays
  • Christmas closures of anywhere up to 3 weeks with trades/suppliers

A variation is a change to the original contract specifications. Perhaps you might like to change your tapware after signing your contract, we would then raise a variation to update the contract specifications to suit your updated tapware.

As per the governing building body’s recomendations.

After paying the initial 5% deposit prior to proceeding with lodgement of the building approval, the following payments are made after each stage is completed excluding handover which is paid prior.

  • 10% Slab
  • 15% Frame
  • 35% Enclosed
  • 20% Fixing
  • 15% Handover

Because a work site can be dangerous there may be underlying items you’re unaware of. Because of this you’ll need David Firth your builder to accompany you on site at all times.

Your builder David Firth encourages you to come along at each progress claim stage including Slab, Frame, Enclosed, Fixing, Practical Completion & Handover.
